Tenants Guidance Notes - Lets Rent Property

Tenants interested in renting property from Lets Rent Property should read the following guidance notes.

FEE AND PAYMENT STRUCTURE

Agency Fee	Upon application	Cash, Personal cheque, Bank Draft, Building Society cheque
Deposit	Upon key collection	Cash, Bank Draft, Building Society cheque (1 months rent + £100)
First Month’s Rent	Upon key collection	Cash, Bank Draft, Building Society cheque
Insurance*	Commencement of Tenancy	Direct Debit

Agency Fee

• £125.00 inc. vat per person sts
• £25.00 inc.vat per Guarantor (if required)
• The Agency Fee is Non-refundable

The Deposit

• will be the equivalent of one month’s rent plus £100.

Contents Insurance

• *Please note Tenants Insurance is compulsory on all properties and will be arranged for you at the commencement of your Tenancy unless you can prove you have a valid Insurance Policy is in place prior to the start of the tenancy.

GENERAL POINTS

All of our Tenancy Agreements are for a minimum of six months, unless otherwise agreed.

All our references are carried out through an Independent Referencing Company, if you have an adverse credit history your application will be rejected.

If you vacate before the expiry of the fixed term, you will have to pay the rent and all other outgoings until any new Tenant is in occupation. 

To terminate your Tenancy, you must give us at least one month’s notice in writing, which must expire on the last day of the rent period.
